Over the many years that we have been providing funding solutions, the buying and selling of property has been a fairly straightforward affair - but the Credit Crunch has brought some new challenges.
With the reduction in the lenders willingness to fund fairly simple lending propositions some of our clients have found that they have properties that they can no longer finance, cannot be fully developed, or they have been completed and are not selling as readily as before.
In addition some of their regular funders have taken their bat and ball home and portfolio landlords are finding that they can be reaching the limits the existing lenders will go to in supporting these property businesses.
The result - we are continually being asked to find suitable buyers for part completed developments, commercial portfolios and residential properties primarily in the investment sector. The vendors do not want to particularly broadcast the fact that they are getting rid of their stock and have been happy for us to source potential buyers who have the capacity to complete the sale transaction quickly often for cash. We are working with partners who have direct access to Investors, Fund Managers, Offshore Trusts and High Net Worth individuals.
Our connections in the sector has also worked the other way around in that these same individuals and funds often give us a shopping list of the sort of asset they are looking to acquire as long as they can have exclusive access to the property before it is formally marketed through traditional channels. This could save you a significant amount of money!
